A demonstration of IDX Broker Engage.

Engage Brokerage is a fictional luxury real estate firm built to showcase what a production IDX Broker integration looks like end-to-end — marketing site, MLS data, and IDX-hosted search and listing detail pages all under a single editorial brand.


What this is

A real Next.js marketing site wired to a live IDX Broker account (MIAMI Association of REALTORS®). Listings, market reports, saved searches, and the AI Smart Search widget all pull from IDX in real time. Search results and individual listing pages are served by IDX under our brand.

What it's for

A reference implementation for brokerages evaluating IDX Broker Engage — illustrating the dynamic wrapper, widget embedding, and the design system patterns that keep an IDX-hosted search experience visually continuous with a marketing site.

What it isn't

Not a real brokerage. The agency, addresses, agents, and Miami MLS number on this site are illustrative. Listing data is real and comes from the MLS via IDX Broker, but any forms, lead capture, or contact flows route to demo destinations.

Behind the scenes

Built with Next.js on Vercel, with a dynamic wrapper that injects the chrome you're reading right now around every IDX-hosted page so the search and detail experiences stay visually continuous with the marketing site.

Three pages, served by IDX.

Search, map, and listing detail run on IDX Broker, served from our own custom subdomain collections.engagebrokerage.com so the URL bar never leaves the brand. A dynamic wrapper injects this site's chrome around every page so the design stays continuous, too.

Search Results

The grid view for browsing matches — editorial property cards, sticky filter bar, criteria refinement, and save-search / save-property flows. Re-skinned end-to-end so the grid reads as a continuous experience with the marketing pages.

Map Search

The map-first browsing experience — Leaflet pins synced to a side rail of listings, plus the same sticky filter chrome from the results page. Tuned to render cleanly on desktop and mobile, with the criteria refinement panel centered on small screens.

Listing Detail

The single-property page — gallery, MLS facts, similar listings, mortgage calculator. Adds an editorial inquiry rail, Walk Score chips proxied through our API, and a custom Leaflet neighborhood map. The IDX lead-capture modal is restyled to match the rest of the site.

Saved links

Four saved links, one per community.

Each community page's “Browse Listings” button deep-links into an IDX-hosted results URL via a saved link — a stored filter set (matching ZIPs, Active status, price-high sort) maintained in the IDX dashboard. Visitors land on the editorial-styled grid already narrowed to the neighborhood.
